Really, all these terms are saying the same thing - these are properties that sold directly by the owner to the buyer without the involvement of a real estate agency.
In France, FSBO property purchases are not only perfectly legal (as long as notaire is involved!!), but they are very common!

According to the NAR (National Association of Realtors) in the USA, FSBOs account for about only 6% of all property purchases in America! What is that number in France? You might be surprised!
Estimates show that 40% of all French property purchases are FSBO transactions - direct private deals without any involvement of a real estate agency, realtor, or broker!
